We get it! We’re here to simplify the process with a host of concierge services such as custom real estate marketing, design consultation, estate sale planning, no upfront costs for repairs, and in-house complimentary staging. 

What is home staging?

It’s the process of presenting a home in a way that highlights its best features and appeals to the broadest pool of buyers. Our design team brings furniture, art, and accessories into our clients’ homes and creates spaces that buyers can envision themselves living in. Home staging is a great way to overcome certain objections in a home and showcase how rooms can best be used. But does this really work to sell your home? Definitely! We are currently selling our listings at 103% of the list price.

  • Home staging is NOT personal interior design. It is a temporary design project that’s all about making a space appeal to the broadest audience of buyers, while interior decorating is about personalizing a space to a client's specific taste. In actuality, home staging and decorating are at opposite ends of the design service spectrum. Home staging is a one-stop process, installed in one day, and does not involve any customization or personalization for the owner.

  • This may very well be the case but please trust the process! Staging is done to appeal to buyers and not sellers. The selection and placement of artwork, furniture, and accessories may not be to your taste, but this is OK! We’ve created spaces that the camera will love so that the presentation is well-received by the widest audience possible.

  • Not necessarily. Staging is different because it focuses on what a potential buyer will look for rather than personal taste. Interior decorating for a client focuses on personal taste so the two processes are very different. The end goals of the two are different as well. A home can be gorgeous but still benefit from staging.

  • Definitely! Staged homes sell for almost 20% more and 95% of these homes sell in just 11 days. Overall, 93% of buyers say that staged homes feel more appealing to them.

  • No, however, only select home staging companies will work in occupied homes. This is one reason we created an in-house staging company. We wanted to be able to provide staging to our owners who still live in their homes. While staging an occupied home is a slightly different process, it is still super effective!

  • No. Your home will need to be cleaned prior to the staging day. It is generally a good idea to have your home professionally cleaned prior to going on the market so doing it before the staging and photos makes the most sense.

What’s the added value of the complimentary staging?

$1800- $2200 for three rooms plus accessories in the kitchen and bathrooms.

Additional rooms typically add $500-800 per room to the initial cost of staging.

No monthly rental fees save our clients an additional $500-$1,500 per month.

REDESIGNING OCCUPIED HOMES

Working with our client's existing decor is our specialty! Not all staging companies provide this.

This, too, is an added value when working with our team.

Repurposing is what we typically refer to when working to stage an occupied home. It is the process of working with some of the sellers' furnishings and personal belongings, bringing in some staging inventory, and repurposing or redesigning spaces in a home. It can involve a lot of packing, editing, or moving items around the house or perhaps into storage.

While we don’t cover the cost of packing or organizing in this situation, we do provide our sellers with itemized lists of what needs to be packed and we also have great resources if additional help is needed. W do also always gift 2 hours of complimentary move time with our moving crew when staging occupied homes.
