The Goal of Staging

Making your house appear as attractive as possible is largely about allowing potential buyers the opportunity to imagine their lives in your property. Home staging is essentially the process of using design principles to emphasize space. Even in this market, it makes good sense to stage! It makes a house feel more inviting and can make it feel larger. Organizing is important too because let’s face it, who doesn’t love a super organized space? Creating the appearance of openness and space is key to getting your property sold. From the day that your house goes on the market to the day it closes, your property needs to be in “Selling Shape”. We spend a lot of time with our sellers upfront. Lately, folks are asking us if the prepping and staging is needed, in this crazy market? Absolutely! Not all homes are selling right now. Having your life disrupted during the sales process with showings can be a lot. The more work we do upfront, the quicker we can sell. We’re also pretty comfortable saying that it will yield you more money as well!

How We Work

We work with our clients to decide on staging needs. Sometimes we move new furniture in. Sometimes we bring in our interior designer to redesign a home using our clients’ own furnishings. This can be frustrating if you’re still living in your house, but the effort is well worth it. Hang in there and know that we have your best interest at heart. We are looking to create a space that more buyers will love which might mean a space that you don’t love!

According to the Real Estate Staging Association, a properly staged home can:

  • Increase a property’s perceived value and the overall sale price.
  • Help a listing’s competitiveness in a down real estate market and while we are not in a down market, we are in a highly competivie market and buyers are willing to pay a premium for premium properties!
  • Drastically reduce the Days on Market (DOM) of a property.

A recent study on both vacant and occupied homes showed that staged properties spent 72% less time on the market than non-staged properties. We’ll follow these simple steps to get your property ready for the market.
